October 2012 market statistics show that the Dallas Metroplex real estate market is still a buyer’s market.
The median listing price for homes in Dallas area real estate market was $279,o00, slightly down from prior months. Median homes prices in Dallas are still below that of the US average.
Average asking price per square foot was $121 in Dallas and Fort Worth area. This is down slightly from prior months.
Average number days on market for property in the DFW Metroplex was 158 days, slightly up from past months. For the Dallas MLS, we are currently staying around a 6-month supply of real estate in Dallas and surrounding areas, which measures how long it would take for current supply to be depleted if no other listings came onto the DFW real estate market.
Median homes in DFW real estate market are 2318 square feet, 3 bedrooms and 2.5 baths.
For Dallas County real estate, average sales price was $205,525 in the last quarter of 2011. The number of homes in Dallas area that sold per month in 2011 averaged around 3500 properties.
The number of building permits for single-family properties in Dallas area has held steady for the past several years, but the average value of the homes in Dallas has increased from roughly $220,000 to $250,000 in that time.
The Texas foreclosure rate remains several percentage points below the US average, and has for the past several years.
